Hyde Vale, Greenwich

Counterbalance was commissioned by the owners to project manage the restoration of their five-bedroom semi-detached Edwardian house, as well as the construction of a single-story rear extension. Located on the historic and prestigious Hyde Vale in Greenwich, London, the project began in 2021 and was completed at the end of 2023. The landscaping of the rear garden is scheduled for completion in the summer of 2024.

Our Design
Approach

We began the project by thoroughly understanding our client's aspirations for the property and their new life in Greenwich. This insight guided the development of the concept design for the rear extension and alterations to the existing layout. Once finalised, we managed the process of obtaining planning permission from the Royal Borough of Greenwich. The property is situated within the West Greenwich conservation area and is adjacent to a nationally listed Grade II building.

We produced a detailed tender information pack that included construction drawings, details, interior design specifications, and a schedule of works. Managing the tendering process with a local builder on behalf of the client. During the construction period, we oversaw the works, visiting the site weekly and managing the budget and programme.​

​The design of the proposed extension involved reusing bricks from the demolished existing extension. This significantly reduced construction waste and ensured the new extension seamlessly matched the existing building. Additionally, a green sedum roof was installed to enhance the thermal performance, slow the flow rate of rainwater, and improve biodiversity.

New double-glazed, energy-efficient timber windows were installed throughout the home, and insulation was added between the existing timber floor joists to enhance the property's thermal performance. This improvement enabled the replacement of the existing gas boiler with electric underfloor heating, reducing the operational carbon emissions.
